Refurbishment

Retail refurbishment

Sometimes a store does not need replacing. It needs improving.

QNEXA can deliver targeted refurbishment works designed to refresh an existing retail environment, address deterioration or adapt the space around changing operational requirements.

This may involve upgrading finishes, changing layouts, replacing flooring, redecorating, improving lighting, repairing damaged areas or refurbishing customer and staff facilities. Works can be phased where required to reduce disruption and keep parts of the premises available for use.

Trading Hours

Working around trading hours

Closing a store to complete building work is not always commercially practical.

Where the premises need to remain operational, QNEXA can plan works around agreed trading restrictions. Depending on the project and building, this may include:

Out-of-hours works

Some retail activities are particularly suited to out-of-hours delivery. Flooring replacement, decoration, electrical alterations, lighting changes and disruptive internal works can often be programmed when customers are no longer present.

QNEXA plans these activities around site access, security arrangements, landlord requirements and the time available before the premises return to normal operation. Where a project extends across several nights or phases, the programme identifies what needs to be completed before each trading period begins.

M&E

Mechanical and electrical coordination

Retail environments depend heavily on their building services. Lighting, power, ventilation, heating and plumbing can all be affected when layouts or uses change. QNEXA can coordinate relevant M&E requirements as part of the wider project, including:

When a retail tenant leaves a unit, the premises may need to be returned to an agreed condition. QNEXA can coordinate reinstatement works including:

These periods are indicative only. The actual programme depends on scope, unit size, procurement, landlord requirements, trading restrictions and whether work is delivered continuously or through phased and out-of-hours periods.
